In the business zone Trzin, we rent ground-floor business premises suitable for carrying out various activities, from light manufacturing to office activities.

The ground floor area is 325 m2 net size and has a shared entrance hall of 34 m2. The premises has toilets, a large kitchen, and two entrances. It is currently used as offices but the equipment is from the curent tenant.

A big advantage of the business building is the extremely low operating costs, as all costs together (electricity, gas, water and garbage collection) amount to less than €1.1/m2. In addition to this cost, cleaning is also paid, which depends on the wishes of the tenant.

As we mentioned above, the space is basically unfurnished, but the new tenant can negotiate a purchase with the current tenant, as the premises are very nicely furnished - (a furniture rental agreement is also possible).

The premises are ready for occupancy from June 2024

Lessor's condition for concluding a deal:
- Minimum rental period 25 months,
- The deposit amounts to: two monthly rents,
- The tenant must be a 100% taxpayer,
- The lessee accepts part of the additional services in payment, i.e. drawing up the rental agreement, which includes the following actions of the intermediary: execution of the handover of the real estate and drawing up of minutes, participation in the transcription of subscriptions, preparation and storage of image material, in accordance with the price list specified in the general terms and conditions of the real estate company, so that the tenant pays the advertised rent and duration of the lease one-time amount for additional services EUR 3,576 plus 22% VAT, total EUR 4,362.72.
