These spaces will be situated in a new commercial building, set to be completed in the autumn of 2024.
The spaces that are subject to lease represent a part of a future business facility.
The building is located in Škofljica, within the rapidly developing Škofljica business and trade zone.
The building's location is only 4.9 km (8 minutes’ drive) away from the Ljubljana Rudnik shopping center. It is also 4.9 km from the Ljubljana - Jug highway junction, while the Šmarje - Sap highway junction is just 3.7 km (5 minutes’ drive) away.
The leased spaces comprise:
- Office spaces: 764 m2
- Single-story warehouse-production spaces (approximately 3.5 m high): 736 m2
- Two-story warehouse-production spaces (approximately 6.5 m high): 413 m2
- Auxiliary and technical spaces: 171 m2
TOTAL leased area: 2,084 m2
They are situated on two floors (ground floor and first floor) with a passenger elevator installed in the building.
The spaces will be fully finished, including walls, floors, ceilings, lighting, doors, and sanitary facilities. They are offered without furnishings (e.g., furniture, desks, chairs, cabinets, kitchenettes, etc.).
The spaces have a dedicated entrance to the business building for both the office and the warehouse-production spaces.
The office part of the spaces faces the southwest and offers an open view of the Ljubljansko barje Landscape Park, while the warehouse-production spaces are located at the rear, facing the northeast.
Access to the business spaces is possible by both personal and cargo vehicles.
Parking spaces are located directly at the building or in close proximity. The number of parking spaces used by the tenant will be agreed upon between the lessor and the tenant before signing the contract.

- The entire building will be ventilated with a central ventilation system, with consumption measured using calorimeters.
Price and Lease Terms:
The spaces are available for a 5-year lease term (with the possibility of extension). The spaces are expected to be ready for occupancy in September 2024.
The monthly rental price for business spaces is structured as follows:
- business premises: 13 EUR/sqm/month + VAT
- warehouse space: 9 EUR/sqm/month + VAT
- auxiliary spaces: 9 EUR/sqm/month + VAT
TOTAL rental price for all spaces: 21,810 EUR/month + 22% VAT.
Operating costs will be agreed upon before signing the contract, and given that it's a new construction, it is expected that operating costs will be low.
The monthly rental price for 1 parking space is 15 EUR + 22% VAT.

Additional terms and conditions: The future tenant assumes the payment of the additional services, ie. the drafting of the lease contract, which includes the following services of the agent: performance of the hand-over and the drafting of the hand-over protocol, assistance with the transfer of subscriptions and preparation and storage of pictorial material, all according to the price list, which constitutes an integral part of the General Terms and Conditions, so that the future tenant takes over the payment of the additional services in the one-off amount of EUR 21,810.00 + 22 % VAT, all together EUR 26,608.20.
