In Senožeče, in a very quiet, sunny and surrounded by agricultural land location, we sell a multifunctional building, which was built in 1988 and today consists of different uses. Until recently, the site was used for equestrian activities.

There are two identified buildings on the plot and a round building with a closed manege, which is not registered.

The larger building has three parts, namely:

- A residential part with a usable surface of 73,59 m2

- A stable with an area of 164,69 m2, containing 5 horse stalls.

- A hayloft with a surface area of 148,50 m2, located above the stables

A smaller building, which is the auxiliary agricultural part of the building, measuring 55m2.

The enclosed, covered riding arena (longeing ring) has a diameter of 14 m. The roof is made of wood and the floor is covered with sand. It is a unique building in Slovenia, mainly because of the self-supporting roof, which has no intermediate pillar.

The main building is in a poor state of repair, in need of a new roof and a complete renovation. The plot is accessed by an asphalted road, which is already in a poor state of repair, where an easement needs to be arranged. The building is connected to electricity and water, there is no sewerage. A septic tank has been built for the disposal of faecal water.

The residential part of the building and the building on the extreme SE part of the plot is an illegal construction. For buildings constructed before 1988, the owner can obtain a decision for a building of longer existence, if it meets the conditions of Article 117 of the Building Act.

The barn and the hayloft are built under a building permit.

The land with a total area of 3 601m2 falls entirely within the area of building land, in the area of scattered settlement of a rural hamlet.

The surroundings of the building need to be landscaped, as it is not paved in some places. The co-owner currently leases a large agricultural plot with paddocks and pastures for horses and a riding arena.

The property is only 10 minutes' drive from the motorway, 30 minutes' drive from Koper and 40 minutes' drive from Ljubljana.
