Something interesting is for sale in the Slovenian wine-growing region called Radgonske gorice! In the village Orehovski Vrh, which stretches across the peaks of the wine-growing region, there is a property with a residential house and the associated partly building and partly agricultural land for sale. The address of the offer is Orehovski Vrh 27B, 9250 Gornja Radgona. The land with the building is a little lower than the very top of the vineyard hill and has views of the forests, vineyards and neighbouring buildings. It has regulated access to public roads. In the part where there is a large parking lot with a garden and a residential building, the plot is completely flat and then breaks into a valley. There used to be vineyards there, but now it is an extensive meadow with a piece of forest. The entire property is fenced. The house is located on the extreme northeastern corner of the plot. Behind the house, a few tens of meters lower, there is another building with its own land, which in no way interferes with the privacy of the offered property. The building, which was built in 1982, served as a restaurant and accommodation facility (Bed and breakfast) for several decades, but more than a decade ago it was sold to foreigners who set up a second home here. They renovated the building in the sense that they arranged the catering part into a living room, shared sanitary facilities into a separate toilet, a larger bathroom and a laundry room... The upper rooms were basically refreshed and a new bathroom was arranged. The building has a basement, ground floor and attic floor. There is a large terrace in front of the entrance to the house, and in front of the terrace there is a descent down the stairs next to the terrace to the entrance to the cellar and the terrace with a barbecue. In front of the entrance to the basement, there is a place to store tools. The cellar door is a thick oak door with a large iron key through which we enter the anteroom of the wine cellar. There is a wine tool and an electrical cabinet and a water meter. On the left is the entrance to the bottling plant ("wine laboratory"). There is another thick oak door in the middle, where we go down a few steps into a large vaulted cellar with wine barrels. If we return to the living area of the house, it is well-kept and well-maintained. Since the owners rarely stay in the building, last winter there was a spill of water in the attic part of the building, which is why there was a departure from the parquet in some rooms. In addition to the mentioned new bathroom, the attic part contains three bedrooms, a study, a large loggia and a hallway with a staircase. In one of the bedrooms and the so-called work area, there was damage to the parquet due to water spillage. Also, a piece of exterior plaster fell off in the part where the loggia is located. The reason is not clear to us. Everything else is in the best order. Since there is a large bread oven in the living room with the kitchen, the building does not have central heating. The kitchen has another separate entrance from the street, which was in use when the building was operating as a Bad and Breakfast. Behind the house, there is another small separate room where there is a gas connection and two electric hot water storage tanks, each 80l. The building is classically built with materials suitable for the time. The plaster is classic and without heat wrap. In our opinion, the waterproofing and drainage are solidly arranged, otherwise, the house would be full of mould. There is a 3-phase electricity and water network. There is a fountain on the outdoor terrace. The building is connected to an external septic tank. Telecommunications and Internet connections exist but are not active. The building has a pleasantly classic vineyard-farm style, a lot of wood, and shutters..., traditional for this part of Slovenia. Real estate is sold on a "sold as seen" basis. Since part of the land is defined as agricultural land, it is necessary to first offer the entire land to the pre-emptive beneficiaries for purchase, upon agreement with the buyer. The offer stands at the competent UE for 15 days, and if none of the pre-emptive beneficiaries applies for the redemption offer, there are no longer any obstacles to the purchase of the property for the interested party. The seller undertakes to pay the costs of the real estate agency and all taxes upon the transfer of ownership. The cost of the transfer of the ownership right, which must be carried out by the chosen notary or lawyer, is paid in full by the buyer.
