 A.) Approximately 600 m2 of building land on which there are three buildings:

1) a farmhouse consisting of

- in the basement - a storage room of 14 m2
on the ground floor - a hall, a rustic living room ("the house"), a kitchen with dining room, a pantry, a bathroom and a partially preserved "black kitchen", a total area of approximately 70 m2,
- on the first floor - entrance hall and staircase, storeroom and four (4) rooms, total area of approximately 70 m2,
In the attic - a room, a bathroom, a toilet, a corridor and an unfinished attic, in total about 46 m2,  
- There is an annex to the house (19 m2) with a boiler room (central heating with oil stove),

2) Outbuilding comprising

- on the ground floor - stable and garage, 61 m2 in total,
- on the first floor - barn of 65 m2 

3. a detached brick building (apiary) comprising

-on the basement floor - a practical kitchen, a honey storage room
- on the ground floor - a living area of 28.5 m2 and a covered terrace of 18 m2

B.) About 24,000 m2 of farmland adjacent to the buildings (pasture, meadow and fields) on which stand two very long and well-preserved goat sheds (..in the picture)...

C.) approximately 25,000 m2 of woodland, which is also connected to the buildings  via the agricultural land and forms part of this compact whole,

D.) and agricultural land of approximately 4,000 m2 located at the entrance to the settlement of Kropa, which is not included in the above-described whole.  

The farmhouse was built around 1826 and was completely renovated in 1960 when it was taken over by the family who are now selling it, and has since been regularly maintained, with a new central heating stove (oil-fired) installed in 2007 and a new chimney built a few years later.

The location of this property is ideal for conversion into an organic farm, and the interesting combination of the type and configuration of the land also makes it suitable for all kinds of agro-touristic and recreational activities, such as learning about the flora and fauna and life and work on the farm, perhaps organising various meetings, picnics, social events - or just spending quiet time in the perfectly preserved and unspoilt nature of Jelovica.  

A road and various forest paths lead past the estate to the top of the Jelovica plateau, past the settlement of Jamnik, which offers a magnificent view of the Gorenjska countryside, with a famous and popular lookout point at the church of St. Primož and St. Felicijan in Jamnik, which stands on a particularly interesting grassy ridge.  

The farm has existed in its present form for several decades, during which time the owners have created a virtually self-sufficient farm with its own water source (well).

Kropa is an interesting old cooper's settlement from the 14th century, situated at the foot of a magnificent natural amphitheatre created by the steep slopes of Jelovice.  The old part of Kropa is protected as a cultural and historical monument, while in the central part of Kropa there are well-preserved monuments of ironworks architecture from the 17th to 19th centuries. Kropa has preserved the appearance of the ironworks towns of the Gorenjska region: clustered settlements of stately ironworks houses, clustered charcoal, mining and nail-makers' dwellings on the banks behind them.

It is interesting to note that in Kropa, together with the farm we are selling, there were only four other farms in operation, and all the other buildings were used as living quarters for the families of the ironworkers. 

Kropa is 13 km away from Radovljica, or 10 minutes by car (15 minutes to Kranj...) The inhabitants of Kropa have all services and public facilities at their disposal: a shop, a post office, a municipal office, a bus station, an ambulance, and in Kropa there is a primary school, a kindergarten, a swimming pool, sports grounds, taverns...

The seller makes the sale conditional on the buyer reimbursing the seller for part of the costs incurred in selling the property.
