Beautiful villa with panoramic view over Ptujsko polje is located in a non-compact settlement, on the top of a hill, in the municipality of Gorišnica, between Ptuj and Ormož, from the direction of Graz to Zagreb.

The villa has three floors, basement, ground floor and attic, ground floor. It has a large entrance hall, kitchen with dining room, connected to the living room with fireplace, and with arranged exit to the balcony, from where the view extends in all directions. There are two rooms (one with a balcony), a bathroom and a separate toilet. The passage to the garage for two cars, measuring 30 m2 net, has also been arranged. A wooden staircase leads us to the attic, where we enter the large bedroom from the hallway, from there to the pantry, dressing room, bathroom. There is the space above the garage, which has not yet been finished and offers additional room. The rooms are nicely arranged, bright, extremely nicely finished, and furnished. Interior equipment can be sold as well. A wooden staircase also connects the access to the basement floor, which includes an entrance hall where everything is ready for the outdoor kitchen, a large multipurpose room for socializing, a pottery stove, which gives the room homeliness, with access to the winter garden from where you can go to the back of the yard. There is a pantry, from which we can go to two smaller pantries; boiler room; additional bathroom. Next, a few steps lower, we enter the wine kingdom. Anyone who likes to enjoy delicious wine would want such a space. This room boasts a rich collection of wines. Oak parquet is laid on the ground floor, ash tree parquet in the attic, as well as ash tree parquet in the basement floor in the multipurpose room, the rest is quality tiles. All interior doors, staircase with carved paintings and all wine cellar are made of timber. Electrical installations, 3 phase current, water, telephone, cable TV, alarm system, septic tank (planned construction of sewerage). Central heating with stove on wood with storage tank for warm watter (2x1,000 l – watter for heating the central system and sanitary watter) or with electric stove (underfloor heating in the bathrooms, elsewhere radiators), can be additionally heated by a fireplace in the living room and a pottery stove in the multipurpose room in the basement. Each floor has air conditioning, which can be used for cooling in the season, or for heating in the transitional autumn.

The villa was completed in 2007, a classic brick construction, with a wooden roof, covered with brick roofing. It has built-in wooden joinery, in two-layer design, with shutters. Façade with 18 cm insulation - Tervol. Nicely made and maintained. Next to the house there is a shed that serves to store tools and a garden house, beautifully overgrown, shaded, which offers a pleasant corner in the summer.

The land measures a total of 2,210 m2, mostly flat yard, with paved driveway to the garage, next to the house and the path to auxiliary facilities, then there are also levelled terraces in the yard, where fruit trees are planted and arranged high vegetable beds. Everything is protected against hail, with a metal structure and nets. Despite its small size, the land is almost completely self-sufficient, as it is very well organized. All fruits and vegetables are grown without spraying the pesticides. There are several types of persimmons, cherries, vines, kiwis, pears, plums, apples, blackberries, in short, fruit is available throughout the year. There is also a large water reservoir, with a pump, so that it can also be watered regularly. Along the driveway there are plants that allow privacy in the yard.

The location is excellent, in the embrace of nature, which allows us to relax, but with a good transport connection, you can find everything you need in the nearby Gorišnica. There is about 13 km  to the highway in Ptuj, nearby airport is in Zagreb and Graz.
