The villa is located directly in the center of Puglia between the towns of Oria and Francavilla Fontana in the province of Brindisi in southern Italy. The house is built in a local architectural style  with beautiful star vaulted ceilings as a "masseria".

Many improvements were made to the house in 2023 (a built-in wardrobe in the master bedroom, a completely new master bathroom, an enlarged fireplace, a swimming pool with salt water instead of chlorine, a new roof over the carport, a new kitchen, freshening of the cement floor, improvements to the electrical network...)

The villa is a 5-minute drive from Francavilla Fontana, a modern center with all the necessary infrastructure, adjacent to the old part of the city with many avenues, squares, shops, churches with magnificent domes, arched entrances to the old town...

It is also a 5 minutes drive from Oria, an ancient city older than Rome, a place of writers, artists and intellectual. Today it offers pleasant walks through the stunning old town, past the cathedral, fascinating castle, charming courtyards and squares where you literally soak up the atmosphere of southern Italy.

Within 30 min are your  choice of beautiful beaches of both the Adriatic and Ionian seas.

The nearest airport is in the coastal town of Brindisi, a 30-minute drive away with a larger airport in Bari, the capital of Puglia.   

The exterior of the house is modern hiding an interior of stone with  unique and beautiful high star-vaulted ceilings.

Interior:

A spacious entrance leads to a bright and open living room, which is oriented to the south. From the living room there is an exit to a spacious covered terrace with a swimming pool, and to the kitchen, that also has an exit to the terrace. The kitchen is new, ceramic, of the highest quality, with new appliances (microwave oven, classic oven, refrigerator and gas stove with five burners (propane).

In the S part of the house, there is a large master bedroom with a walk-in closet with glass doors, and a completely new, equipped bathroom. Down the hall from the bedroom is a guest room also with its own bathroom, which is oriented to the W. In the eastern part of the house there is a utility room, which has an exit to the green and the car port.

On the next floor, there is a second guest room with its own bathroom and access to a huge, partially covered terrace, with an exceptional view of the surroundings and the castle in Oria.

In the basement there is a large multi-purpose room that could be another bedroom  with sauna, game room or gym, a fourth bathroom, and a smaller room that can be used as a pantry or walk-in closet.

Next to the pool and the covered terrace that is intended for socializing, there is also an outdoor kitchen with a typical Italian fireplace for grilling and a pizza oven.

The boiler room and engine room of the swimming pool are part of this exterior building.

There are solar panels on the roof above the terrace that supply electricity and heat the water. The floor in the house is a uniform, beautifully finished cement, also typical of this part of the landscape.

The house is functional with a perfectly organized distribution of rooms. It is a unique and inherently timeless work of art immersed in an atmosphere that has paused.

The net area of the house is 210 m2, the terrace is about 50 m2. There are two air conditioners. The staircase walls are glass to additionally add passive solar heat in winter.

There are 150 olive trees, three pomegranate, and some grapes and fruit trees in the garden.

Access to the villa and garden is through an electric gate and  lit driveway. There is also a gate to the  rear of the house that is mainly used for access during the olive harvest.

The nearest shops are in Francavilla Fontana (FVF) or Oria, a 7-minute drive away. The nearest grocery is Familia in FVF.

In Mesagne (20 min) there are larger shopping centers with LeRoy Merlin, Spazio, Konad, elite furniture store Habitat, and many smaller specialized stores
