Residence Skiper is located in the Bay of Piran, right on the border with Slovenia, in the small hamlet of Alberi-Crveni vrh-Monterosso, not far from Savudrija or Umag. The resort is situated in one of the most beautifully maintained parts of the Istrian coast, between the sea coast and the golf course, with a magnificent view of the Slovenian and Italian coasts all the way to the peaks of the Alps. The settlement is located in a beautiful park with large Phoenix palms. In the middle of the settlement is a swimming pool, and by the sea, there is a private beach, exclusively for resort guests, along with a modern sports center and the adjacent luxury Hotel Kempinski Adriatic, which completes the top-notch tourist offer.

Imperial Apartments

These are luxury 2-bedroom apartments with a total size ranging from 111m² to 132m² (calculated area from 100m²-120m²). The apartments differ slightly in layout and room size (type B, C, D, and E), but all have: a large, open living area with a kitchen (approx. 36 m²), an outdoor covered terrace (approx. 20 m²), a master bedroom with a wardrobe (approx. 20 m²) and a bathroom (approx. 7m2), a second bedroom (10m2) with a bathroom (approx. 5m2). The apartments are suitable for accommodation for 4-6 guests. The living area and terrace are always oriented towards the sea. Each apartment also has a cellar storage room (approx. 10m2).

PRICE: Each individual apartment (12 units in total) is priced based on size, sea view, and position in the building, ranging from 4,100 to 4,700EUR/m2, or a total value ranging from 437,000 EUR to 561,415 EUR.

EQUIPMENT: All apartments are sold fully furnished and fully functional. The equipment classification is 5-star category.

The large living area is furnished with a sofa bed and a modern kitchen with Miele appliances and a dining area for 6 people. Large panoramic windows open onto a covered terrace facing the sea. Terracotta tiles and wool carpets cover the floor.

The master bedroom with a double bed and wardrobe has a French balcony facing the sea, and the floor is covered with solid oak parquet. The bathroom next to the bedroom has a bathtub, a large sink with a cabinet, WC/bidet.

The second bedroom with a double bed has a window facing the park, and the floor is covered with solid oak parquet. The bathroom next to the bedroom has a shower, a large sink with a cabinet, WC/bidet, and a washing machine connection. Access to this bathroom is also from the living area.

Installations: All living areas have their own air conditioning for heating and cooling. The apartment and the building have a built-in fire alarm system. Video surveillance of the exterior and parking lot, as well as shared SAT-TV and Wi-Fi. Individual water and electricity meters.

Access and parking: Access to the building is possible via a private road dedicated solely to apartment owners. All entrances are equipped with an elevator. Parking spaces are in condominium ownership and are divided into: garage parking spaces, Price: 20,000EUR + 3% tax, and outdoor parking spaces under a pergola, Price: 10,000EUR + 3% tax.

Pets: Dogs and cats are welcome at Residence Skiper.

Costs: The cost of maintaining and managing the resort, including 24-hour security, reception, WiFi, CATV, maintenance of the pool, beach, and other sports facilities, and the park amounts 3.40EUR/m2 + VAT per month. The reserve fund is 0.5EUR/m2 of the apartment per month. Electricity and water are charged based on individual meter readings.

Benefits: Free use of pools, beach, sun loungers, umbrellas, WiFi, CATV, gym, tennis, and other sports courts. Possibility to order additional services: cleaning, technical assistance, laundry.
