The building plot with the plot number 15/55 has an area of 622 m². The boundary lines are digitalised and up to date. The one- to two-family house may have a basement, a ground floor and an upper floor, a roof pitch of 38-42 degrees and may have the dimensions of 8.50 m x 12 m as well as a garage of 6.00 m x 6.00 m. The plot is fully equipped with infrastructure. According to the valid building land development programme for the area of Brezje and the municipal zoning plan, the municipal fee for a new house construction is €42.19/m² building plot or €99.53/m² neto floor area of the house. The final municipal fee is calculated on the basis of the construction project and depends on the area of the building plot, the net area of the buildung and other factors, which are explained in more detail in the aforementioned programe.

Folglich dürfen Sie den Verkauf eines Grundstückes ebenfalls nicht unterschätzen, weil die meisten Grundstückseigentümer überhaupt nicht bereit sind ihr Grundstück zu verkaufen. Falls ab und zu ein Grundstück wirklich verkauft wird hat das auf Seiten des derzeitigen Eigentümers auch gute Gründe. Was auch immer die Gründe sein mögen... Das Grundstück ist mit Infrastruktur voll ausgestattet. Laut der Verordnung über das Bauland-erschliessungs-programm für das Gebiet des kommunalen Standortplans Brezje, beträgt die Kommunalgebühr bei einem Hausneubau 42,19€/m² Baugrundstück oder 99,53€/m² Nettogeschossfläche. Die finale Kommunalgebühr wird anhand des Bauprojektes errechnet und hängt von der Fläche des Baugrundstückes von der Nettogeschlossfläche des Objektes und weiteren Faktoren ab, die in der Verordnung näher erläutert sind. 

Beim Kauf dieser Immobilie müssen Sie mit folgenden Kaufnebenkosten rechnen:

•  2 % Grunderwerbsteuer oder die Mehrwertsteuer, falls Sie diese Immobilie als rechtliche Person erwerben;
• Kosten für die Vorbereitung eines Kaufvertrags gemäß Notartarif;
• Kosten für die Registrierung Ihres erworbenen Eigentums im Grundbuch gemäß dem Gerichtsgebührengesetz.
