We know by heart that buying a building plot is not an easy task, and above all not a rewarding one. There are so many factors to take into account, and if you ask real estate people, officials, acquaintances and relatives, everyone comes up with his or her own, more or less expert theory, but at the end of the day you are left alone with your decision. Before you make a purchase decision, however, such hamster wheel days tend to repeat themselves. We want to help you make a good decision while trying to give you an overall picture of the property and the possibilities of what you can do with it.
A building plot in Bled is not the cheapest way to build a house. However, if you have decided to buy a building plot in Bled, you simply have to accept that building plots in this area are currently valued and offered at an average price of 398 € per square meter. The plot we offer is not that expensive, but compared to other building plots in the surrounding area, it is in the upper price range.

The building plot consists of the parcels 710/10 and 710/11, it is located in the cadastral municipality 2191 Želeče, it is 1,010 m² in size and according to the OPN (the general development plan of the municipality) it is dedicated as building land - residential area. The OPN even prescribes an OPPN (a detailed development plan), which was adopted in 2007 and published in the official gazette "Uradni list RS, št. 111/2007 z dne 5. 12. 2007". The OPPN is called "OPPN Dindol", and regulates, among other things, the building conditions that have to be fulfilled on these two plots of land that we are selling. The OPN and OPPN are the basis on which planning (the design) is done, and ultimately for the issuing of the construction permit.
Topographically, the plot is located on Cankarjeva Street, a little over 2 metres below street level, which in our case is an advantage because the excavation for the basement is practically unnecessary. According to the OPPN, a house measuring 11m x 9m and a carport measuring 4m x 6m may be built on these plots. A basement, ground floor, first floor and attic are permitted.
The site is intended for residential uses and ancillary development such as: retail, restaurants, services and commercial content that will not have a disruptive impact on the residential area and the surrounding area.
Your incidental purchase costs are as follows:
- 2% land transfer tax;
- Costs for the preparation of a purchase contract according to the notary tariff;
- Costs for the registration of your acquired property in the land register in accordance with the Court Fees Act.
